I am sorry that we have missed an issue of the e-newsletter, but I have spent the past week or so either standing on plots of land or flying between various places.
Cyprus You may recall that I flew at short notice to Cyprus before Christmas to close on a large (15,000 sq m) plot of land near the new golf course at Tersefanou. At the time I knew that the plot was undervalued based on its development potential and that the Amercian vendors just wanted to go home for Christmas. Well, 3 months later, we've just declined an offer of twice the price we paid in December!
Land prices drive property prices and it is increasingly difficult in Cyprus to buy quality residential land, particularly in Famagusta District and South Larnaca. This year is living up to the various positive buyer surveys and media comment.
In addition to the developments we have planned this year, we are also going to build a large taverna (restaurant), shops and a health spa and operate them from within the Group. Berlin
I flew from Larnaca to Berlin yesterday to continue my research of the market and to make a personal investment. I will be here for about a week and have many meetings lined-up with estate agents, banks and lawyers. We had a huge response to the previous e-newsletter outlining our intent to offer this market through Jet-to-Let Investments and will publish details in due course. Berlin is suitable for first-time buyers and portfolio investors and in my view is a stronger proposition than many Eastern European markets I see selling on the internet.
