We are putting the final touches to Issue 5 of Jet-to-Let Magazine which will be posted out on 18th April 2008. Features include, India (Mumbai), Dubai, Marrakech, Sicily, the outlook for Sterling over the coming 5 years, UK auctions & repossessions, investing near golf courses plus the usual regular features and columns.
Jet-to-Let Magazine 2008 Survey of new subscribers makes very interesting reading. We surveyed a sample of 1000 investors who have subscribed this year. The 2008 Top 10 investment destinations has 3 new entrants, 3 countries moving up, 2 moving down and 2 no change from the 2007 list. Clearly 3 countries have dropped out of the list. We also surveyed investor timeframes for investing, which also makes very interesting reading.
The survey will be published in the forthcoming issue of the magazine along with my comments on the reasons behind the changes.
Berlin
Henry Powell-Jones is in Berlin this week finalising a fantastic medium to long-term investment opportunity which will fit a number of different rental strategies which are highlighted in the Investment Report. Henry phoned me this morning having inspected the new show apartments and was very impressed with the quality of the finish and I know that those investors eagerly awaiting the detail of the deal will be equally pleased.
Jet-to-Let Investments is not a conveyor belt company and as such we do not have lots of deals on the production line. Thorough due diligence takes a considerable amount of time and energy and because of that I know that some companies must cut corners in order to keep rolling out deals as often as they do. Their clients should not then be surprised if it goes wrong – maybe the rents don’t stack up, 15% per annum growth rates for 10 years don’t happen or the legal process is a mess. In some cases the legal due diligence is so bad that the developer can raise prices during the build period, or even cancel the contract! Due diligence is a slow process, not a quick one and patience is the watch word for property investors. No Name Development, Cyprus
Thank you for the response last week to the pre-launch offer for my new development. To cut the confusion, this is not The Grove Spa Resort! This is a brand new scheme approximately 8 minutes drive from The Grove on the edge of the new golf course at Tersefanou. Thank you also to those of you who have suggested a name for this new 5* Spa Resort – I appreciate the time you have spent sending in your suggestions. Pre-launch discounted prices
I intend to sell a percentage of the scheme before the launch to investors on the pre-launch list at a discounted price. Pre-launch investors in The Grove have already seen prices rise by 11% since they bought 5 months ago representing an average equity increase of £28,000.
Why would I give money away?
Well, as a developer I need to show the bank signed contracts and cash in the bank to make them feel warm and to encourage their support for my future projects. Most developers follow this basic rule: sell a percentage of the scheme prior to launch at discounted prices to bring in the cash flow and keep the bank happy. The rest of the development is then sold at higher prices later.

Last Saturday I watched a gripping programme on the BBC presented by the former British Member of Parliament (MP) Oona King, about the life and death of Dr Martin Luther King Junior.
I have always looked to contemporary and historical figures for example and inspiration. I have a long list of people, some famous and some not so famous, who make the hair stand up on my neck when I listen to their words – this is one such man and I commend this documentary to you.

I will be missing the Liverpool game on Saturday as I am off to the Grand National at Aintree. Although I am not a betting man and wouldn’t know the difference between a 6-1, 4-7, 11/10, a donkey or stallion, I am sure I will have a little flutter on the day.
