Wow, what a weekend! It was great to see so many familiar as well as new faces at the Jet-to-Let Magazine Annual Conference in London this weekend. The conference provided insight into the credit crunch and how to get around it, the prime investment countries and regions for 2008, how to utilise auctions to invest in UK property and foreign currency strategies. On Sunday ten investment and financial advisors were booked solid with Investment Strategy Meetings from 9am to 6pm.
Investors were also able to discover more about the whole range of investments offered by our group of companies in the exhibition hall next to the main event.

One client had just received a Royal Institution of Chartered Surveyors (RICS) valuation report on a villa which he bought through us in our agency days which will complete in March 2009. The valuation came in at £130,000 more than he paid 22 months ago representing capital growth of 48% over the period. He paid a deposit of £40,000 which means a gross return on investment (if sold) of 325% in 22 months or a gain of £5,909 per month. As he has two properties, his gain over 22 months is almost £12,000 per month! I have one of the large villas on this scheme and have recently received an offer from a Cypriot at a significantly higher price than I paid. I am not selling as the area where we have invested is now seeing the positive infrastructure improvements and investment which prompted us to invest here in the first place. Property prices will be significantly higher in this area in 5 years time, when the real money will be made.
We have been in Cyprus since 2003 and by careful selection of properties and schemes in the early days we were able to guide investors to the growth areas and growth properties. However, not all property is the same; location, quality and a unique proposition remain the key selection criteria for investors.
The Financial Times carried an article on Cyprus property in this weekend’s edition and recommends investors buy 5-star integrated resorts around golf courses. They mentioned Tersefanou where The Palm Spa Resort will be built and no - I didn’t write the article!
Our own research prompted us back in 2006 to begin buying land in South Larnaca and that decision has proven to be wise. Land prices have rocketed and it will not be long before property prices follow suit.
As a developer I clearly agree with The Financial Times’ investment assessment as InvestinCyprus.com Developers’ strategy focuses on building the 5 star concept. Going forward in Cyprus this should be the strategy of the astute investor for 2008 and beyond. This is where the money will be made as the demand and supply balance shifts from the 3 star developments to 5 star.
