We’ve had a busy week. The Investment Strategy Meetings (ISMs) went very well in Dublin with Doug Shannon having a very full day and night! At the weekend, my Jet-to-Let Magazine staff exhibited at the Homebuyer Show in London and had hundreds of new subscriptions whilst I reminisced at my University Football Club Annual Reunion. Henry Powell-Jones is off to Sicily today to run the ruler over what we believe to be a fantastic investment opportunity and I travel to London for our 1 day “Fundamentals of Property Investment” course on Saturday.
Simon Steel
I would like to welcome Simon Steel to the Group. Simon until recently was a Major in the British Army serving in operational theatres around the world. He joins us in a business development role.
UK Budget 2008
Those of us who live in the UK will have ample opportunities to read about the proposals confirmed or otherwise yesterday; so there’s no need to reproduce them here. What I will say is that possibly for the first time, the average man and woman in the street, will realise that the UK “cupboard is empty.”
It was once said that a Labour Chancellor eventually runs out of money. The years of tax and spend, the creation of non-productive jobs, huge borrowings squandered with no tangible benefits for the improvement of state-run education, health care and the fabric of society are coming home to roost.
No matter how well the politicians try to “spin” their way out of this one, events will eventually catch them out.
Whilst the sun shone we didn’t mend the roof. Whilst the sun shone we spent excessively and borrowed heavily and then squandered the proceeds. Whilst the sun shone the very fabric of our society – social cohesion – melted away with long lasting and tragic consequences for this nation. We are about to see a cold front moving in from the west across the Atlantic – however, it is now too late and unfortunately we do not have the capacity to mend the roof before the storm hits!!
Savvy property investors will see opportunities in any set of economic circumstances. Whether you invest in the US, UK or Ireland there are still many, many ways in which to make money from property. Those in overseas markets where the economic and property market cycles are at a less mature stage are reaping the benefits of strong growth and rental income.
Property investors are somewhat sheltered from economic events. If you have a sound medium to long-term strategy, with positive cashflow and a balanced portfolio, then the wider economy outside of personal factors such as tax, have little bearing on your wealth. Short-term property price falls in the UK and Ireland will be just that – short-term and at the same time present buying opportunities and also rising rents.

Jet-to-Let Magazine Supplement
We have received a huge response to the proposed publication in the next couple of months of a supplement to the Magazine containing re-sale properties of subscribers and non-subscribers alike. To date, the leading countries in terms of volume are the UK, Bulgaria and Spain:
Examples are:
- London River Views estimated market value £760,000, will accept £735,000
- Manchester estimated market value £92,500, will accept £83,000
- Sofia, Bulgaria estimated market value €106,000, will accept €85,000
- Sofia, Bulgaria estimated market value €160,000, will accept €147,000
- Spain estimated market value €266,000, will accept €177,000
- Spain estimated market value €875,000, will accept €540,000
(note: due diligence on market values will need to be conducted by any potential buyer as well as taking independent legal advice. These properties are not yet for sale, so please do not call my office as we cannot help. The supplement will be published in the next couple of months)
We had many high end properties and the total range of the sample was $2.4m (USA) to only €11,000 (Bulgaria).
