I am now back after an extended summer break, refreshed and looking forward to an exciting final quarter of 2008.

I would like to welcome two new members of staff.  Alun Jones, a former Royal Marines Commando who has served in operations worldwide, has joined Henry’s team at Jet-to-Let Investments. And Thomas Eaton, a third year student at Liverpool John Moores University joins us for a 1-year business placement in the IT department.

Entrepreneurship

I had dinner with Duncan Bannatyne (BBC2’s Dragons’ Den) in London last Thursday, having met him at a charity event earlier in the summer.  I recommend his books to you, particularly “Anyone Can Do It: My Story”, an account of how he rose from the tenements in Glasgow to creating companies valued at over £300 million today.  We can all learn a great deal from the personal experiences of others and I will write more about this in the next edition of Jet-to-Let Magazine which is available at the end of this month.

Successful entrepreneurs and investors see opportunities where others see fear.  I have written many times in recent months that now is a good time to invest in property, although not in the US, UK or Ireland - yet.  Some people simply ignore the markets in turmoil and turn their attention to finding investment opportunities in other, more stable markets where conditions remain good.  Those with the foresight to act on those opportunities will reap the benefits in years to come.

In my view, the most successful business people and investors are those who look over the horizon to what will be happening in 5 to 10 years time.  Some property-related businesses for instance failed to foresee and adapt to the current market conditions because they were too focused on the “here and now.”  They have been caught short and in many cases have ceased to trade or revenues are severely reduced.

Similarly, as an investor we have to adapt our strategy to current market conditions.  Property prices are still rising and finance is relatively easy to get in some countries outside of the UK and Ireland.  So why not look there?

Personally I would not presently invest in the UK property market because I believe it has a lot further to fall, finance is tight and we are entering a recession.  However, for the astute investor, an opportunity will eventually arise as the bottom is found and the recovery begins in a few years time.

The US property market will be a leading indicator of a recovery in the UK market and this will only happen when credit becomes more easily available.

Property Entrepreneur

The final stage of our Property Entrepreneur Programme, for those wanting to run their own property businesses began last week in our offices in Liverpool.  After receiving over 100 applications for the programme we have whittled the numbers down to just nine.  The group is now undertaking intensive business training which culminates in producing a business plan and passing a final interview.  Successful entrepreneurs should earn in excess of £150,000 in their first year.
